NH BELMONT — Zoning Board grants variances for landlocked property. Vice Chairman John Froumy led the Belmont Zoning Board of Adjustment to unanimous approval on June 25 of two variances allowing a single-family residence at 74 Coons Point Road in the Residential Single-Family Zone, despite the lot's lack of adequate frontage. Froumy's motion found that the property's landlocked status creates unnecessary hardship if relief is denied, distinguishing it from other area properties.
All five board members voted to approve both variances, each conditioned on compliance with an approved plan and a municipal liability waiver recorded prior to any building permits.
